Inkluso Living is a property intelligence platform operated by XTATIK LLC, a company registered in the State of Arkansas, United States. Inkluso Living provides location scoring, Time Value Index (TVI) analysis, and commute intelligence across US growth markets to help users make informed real estate decisions.

Inkluso Living offers a one-time, lifetime access purchase for $9.99 USD. Upon payment, you are granted a non-exclusive, non-transferable, revocable license to use the platform for personal or professional research purposes.

This license does not grant you ownership of the platform, its data, algorithms, or intellectual property. You may not resell, sublicense, or redistribute access to Inkluso Living.

Inkluso Living provides data-driven estimates and scoring for informational and research purposes only. Nothing on Inkluso Living constitutes financial, investment, real estate, or legal advice. All TVI scores, price estimates, and market context figures are algorithmic estimates based on publicly available data and should not be the sole basis for any purchasing, selling, or investment decision.

Always consult a licensed real estate agent, financial advisor, or attorney before making major decisions.

You agree not to:

• Scrape, crawl, or bulk-download data from Inkluso Living
• Reverse engineer or decompile the platform
• Use Inkluso Living to build a competing product or service
• Attempt to circumvent access controls or payment systems
• Use the platform in any unlawful manner

Inkluso Living generates its own proprietary scores, estimates, and market intelligence using publicly available data and internally developed models. All price estimates, rent estimates, Time Value Index (TVI) scores, zone multipliers, and market context figures displayed on Inkluso Living are XTATIK LLC's original calculations — they are not sourced from, endorsed by, or affiliated with any third-party real estate platform including Zillow, Redfin, AirDNA, CoStar, LoopNet, or similar services.

Inkluso Living is not a Zillow affiliate, MLS participant, or licensed data reseller. Market statistics reflect XTATIK LLC's independent analysis of publicly available data including county assessor records, U.S. Census Bureau data, Bureau of Labor Statistics wage data, and OpenStreetMap routing. These figures are estimates for informational purposes and may not reflect current market conditions.

For authoritative market data, consult a licensed real estate professional or access primary data providers directly.

The Inkluso Living name, Time Value Index (TVI) methodology, platform design, and all original content are the property of XTATIK LLC. You may reference Inkluso Living or TVI scores in your own research or communications provided you attribute XTATIK LLC as the source.

Inkluso Living is provided "as is" and "as available" without warranty of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the platform will be uninterrupted, error-free, or free of viruses.

To the maximum extent permitted by law, XTATIK LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of Inkluso Living, including any reliance on TVI scores or market estimates, even if we have been advised of the possibility of such damages. Our total liability shall not exceed the amount you paid for access ($9.99).

We may update these terms from time to time. Continued use of Inkluso Living after changes are posted constitutes your acceptance of the updated terms. Material changes will be noted with an updated effective date.

These terms are governed by the laws of the State of Arkansas, United States, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Benton County, Arkansas.

XTATIK LLC is the data controller for Inkluso Living. Questions about this policy may be directed to privacy@xtatik.com.

Information you provide:

• Email address and name at the time of purchase (processed via our payment provider)
• Addresses you enter into the search field (processed in your browser, not stored on our servers)

Information collected automatically:

• Basic usage analytics: page views, session duration, metro and mode selections (anonymized)
• Device type, browser type, and general location (country/region level)
• IP address (used for security and abuse prevention; not linked to personal profiles)

We do not collect: precise geolocation, browsing history outside Inkluso Living, or any sensitive personal data.

• To process your one-time payment and grant lifetime access
• To send a purchase confirmation and access credentials
• To maintain platform security and prevent abuse
• To understand aggregate usage patterns and improve the platform
• To communicate material changes to these policies (rare)

We do not use your information for targeted advertising, behavioral tracking, or profiling.

Inkluso Living is funded by a combination of one-time user access fees and relevant, non-intrusive contextual advertising or sponsorship. When advertising is present, it is based on the content of the page (e.g., metro-relevant real estate services) — not on your personal data or browsing history. Advertisers do not receive your personal information.

Inkluso Living integrates with the following third-party services that may process limited data:

• OSRM (Project-OSRM.org) — routing requests include origin/destination coordinates; no personal data transmitted
• Nominatim / OpenStreetMap — address geocoding; addresses sent to OSM servers are subject to OSM's privacy policy
• CartoDB / CARTO — map tile rendering; tile requests include your approximate viewport coordinates
• Payment processor — payment data is handled entirely by our payment provider and is subject to their PCI-compliant privacy policy; XTATIK LLC does not store card data
• Google Fonts — font delivery may log your IP address per Google's privacy policy

Purchase records are retained for 7 years as required for tax and accounting purposes. Usage analytics are retained in anonymized form for up to 24 months. You may request deletion of your personal data at any time (subject to legal retention requirements) by emailing privacy@xtatik.com.

Depending on your jurisdiction, you may have the right to:

• Access the personal data we hold about you
• Request correction of inaccurate data
• Request deletion of your data (right to be forgotten)
• Object to or restrict certain processing
• Data portability

We use industry-standard security measures including HTTPS encryption for all data in transit. While no system is 100% secure, we take reasonable precautions to protect your information from unauthorized access, disclosure, or loss.

If you purchase Inkluso Living and are unsatisfied for any reason within 7 days of your purchase date, you are entitled to a full refund of your $9.99 to your original payment method.

We keep this window at 7 days — shorter than the industry standard — because Inkluso Living is free to use before purchase. By the time you pay, you have already explored the platform, scored locations, and seen TVI results. The purchase is a confirmation, not a gamble.

Email support@xtatik.com within 7 days of purchase. Just include:

• The email address you used at purchase
• Your order confirmation number (or approximate purchase date)

That's it. We'll process your refund within 3 business days. No forms, no explanations required.

After 7 days from purchase, all sales are final. Inkluso Living is a lifetime-access digital product — once the refund window closes, no refunds or credits are issued. This is consistent with standard digital goods policy and reflects the fact that the product was available to try in full before purchase.

If you have a concern about your purchase, please contact us at support@xtatik.com before initiating a dispute with your payment provider. We resolve legitimate issues quickly and fairly — a direct email is always faster than a formal dispute process. Chargebacks initiated without first contacting us may result in temporary suspension of access pending resolution.

Inkluso Living uses a minimal set of browser storage mechanisms. We do not use third-party advertising cookies or behavioral tracking cookies.

localStorage (browser storage — not a cookie):

• commutiq_saved_v3 — stores your saved location analyses locally in your browser. This data never leaves your device and is not transmitted to our servers.

Session cookies (functional):

• Authentication state after login/purchase verification (expires when you close your browser)

Analytics cookies (if enabled):

• Anonymized usage data to understand how the platform is used. These do not track you personally or across other sites. You may opt out via your browser's privacy settings.

Our third-party service providers (map tiles, routing, fonts) may set their own cookies or make requests that include identifiers. These are functional in nature and governed by each provider's own cookie policy. We do not control these and they are not used for advertising.

Every score, estimate, and piece of market intelligence on Inkluso Living is generated by XTATIK LLC's Time Value Index (TVI) engine — an original algorithmic model that combines publicly available data with our own weighting and scoring methodology. The following sources feed that model:

OSRM (Open Source Routing Machine) — Real drive-time calculations via the public OSRM demo server (router.project-osrm.org). Licensed under the Open Database License (ODbL). No personal data is transmitted beyond origin/destination coordinates. OSRM is not affiliated with Inkluso Living.

OpenStreetMap (OSM) — Map tile data and geocoding via Nominatim. © OpenStreetMap contributors, ODbL license. OSM data is public and freely licensed for commercial use with attribution.

CARTO (CartoDB) — Map tile rendering. Subject to CARTO's terms of service. No personal user data is shared with CARTO beyond standard tile request metadata.

Inkluso Living's price estimates, rent estimates, and TVI scores are original proprietary calculations by XTATIK LLC. Inputs to these models include:

• U.S. Census Bureau — American Community Survey (ACS) housing value and rent data (public domain)
• Bureau of Labor Statistics (BLS) — Metropolitan area wage data (public domain)
• County Assessor Records — Publicly recorded property transaction data
• XTATIK LLC internal modeling — Zone multipliers, scoring weights, TVI formula, and time value calculations are original work product of XTATIK LLC

These estimates are updated periodically and represent XTATIK LLC's independent analysis. They are not sourced from, validated by, or affiliated with Zillow, Redfin, Realtor.com, AirDNA, CoStar, or any commercial real estate data provider.

Inkluso Living is not:

• A licensed MLS (Multiple Listing Service) participant or affiliate
• A Zillow, Redfin, or Realtor.com data partner or licensee
• An AirDNA, CoStar, or LoopNet data reseller
• A licensed real estate brokerage or appraisal service
• A source of legally binding property valuations

Inkluso Living scores and estimates should be used for research and orientation purposes only. They do not constitute appraisals, broker price opinions, or investment advice.

The inclusion of metro areas, employment centers, neighborhoods, or businesses within Inkluso Living does not constitute endorsement of those entities by XTATIK LLC. Employer names, facility descriptions, and workforce figures are sourced from public records and news reporting and may not reflect current conditions.

Inkluso Living does not reproduce, display, or claim ownership over any proprietary metric, score, or data product belonging to a third party. Specifically: Inkluso Living does not display Zillow Zestimates, AirDNA Rentalizer scores, Walk Scores, or any other branded third-party metric. Any similarity between Inkluso Living's independent estimates and third-party figures is coincidental and does not imply any data relationship.

XTATIK LLC intends to pursue formal data licensing agreements with primary market data providers as Inkluso Living grows. Any future integration of licensed third-party data will be clearly disclosed in this section, including the licensing relationship and applicable terms.
